GCC hospitality pivots to experience-led luxury
Occupancy is no longer the headline metric as operators compete on cultural programming and design credibility.

The luxury guest in the Gulf is no longer impressed by scale. Operators report that the deciding factor is increasingly programming: residencies, culinary partnerships and cultural access that cannot be replicated by a competitor two kilometres away.
That has consequences for how properties are marketed. Editorial storytelling has displaced rate-led campaigns in the premium segment.
Design credibility matters equally. Guests recognise, and reward, properties that commit to a coherent architectural point of view.
